Terms & calculator limits

Last revised: 2026-10-26. These terms cover your use of Property Management Costs at propertymanagementcosts.fyi (the “site”). I own and run the site, so “I” and “me” below mean the site’s owner. By using the site you agree to these terms. If you don’t agree, please don’t use the site.

1. Estimates, not quotes

• Arithmetic on published prices. Results are worked out from the prices and rates on each vendor’s own pricing page and the inputs you enter. They are not quotes. A starting price or a floor is not a complete cost.
• No professional advice. Nothing on the site is legal, tax, accounting, financial or business advice.
• Check before relying. Vendors change prices and terms. Each table shows the date its sources were checked; confirm current terms with the vendor before you decide.
• Unknowns are labelled. Values a vendor doesn’t publish are shown as unknown, not filled in.
• No relationship. Using the site doesn’t create a customer, agency, fiduciary or advisory relationship with me or with any vendor.

2. Using the site

• Licence. You may use the site for your own personal or internal business research. You may not sell, republish or redistribute the site or its content, copy it to build a competing product, or remove copyright notices from copies you are allowed to make.
• Changes to the site. I may change, suspend or stop the site, or any part of it, at any time, with or without notice.
• No support obligation. I don’t have to provide support or maintenance for the site.
• Ownership. The site’s text, tables and code belong to me or my suppliers. Vendor names and trademarks belong to their owners.
• Affiliate links. As of 2026-10-26 the site has no affiliate links or sponsorships. I may become an affiliate of some vendors in the future. If affiliate links are added, each will be labelled on the page where it appears and listed on Disclosure, and commissions will never affect which vendors are listed, their order or the wording about them.
• Feedback. If you send a correction or suggestion, you let me use it freely, without payment or attribution. Please don’t send anything you consider confidential.

3. Privacy

The Privacy notice explains what the site and its service providers process, including DataBull analytics, the FormRobin forms and SendFox price-change emails. It forms part of these terms.

4. Indemnification

You agree to defend, indemnify and hold me harmless from claims and reasonable costs or attorneys’ fees arising from your use of the site, your breach of these terms or your breach of any law. I may take control of the defence of such a claim at your expense, and you agree not to settle it without my written consent.

5. Third-party sites

The site links to vendor pages and to the services it uses (FormRobin, SendFox, DataBull and its host). I don’t control those sites and am not responsible for them; their own terms and privacy practices apply when you use them. To the fullest extent permitted by law, you release me from claims arising from third-party sites or services.

6. Disclaimers

THE SITE IS PROVIDED “AS IS” AND “AS AVAILABLE.” TO THE FULLEST EXTENT PERMITTED BY LAW, I AND MY SUPPLIERS DISCLAIM ALL WARRANTIES, EXPRESS OR IMPLIED, INCLUDING WARRANTIES OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, TITLE, NON-INFRINGEMENT AND ACCURACY OF PRICES. I DON’T WARRANT THAT THE SITE WILL BE UNINTERRUPTED, ERROR-FREE, SECURE OR FREE OF HARMFUL CODE. WHERE APPLICABLE LAW REQUIRES WARRANTIES, THEY ARE LIMITED TO 90 DAYS FROM YOUR FIRST USE.

7. Limitation of liability

TO THE MAXIMUM EXTENT PERMITTED BY LAW: (A) I AND MY SUPPLIERS WILL NOT BE LIABLE FOR ANY LOST PROFITS, LOST DATA, COSTS OF SUBSTITUTE PRODUCTS, OR ANY INDIRECT, CONSEQUENTIAL, INCIDENTAL, SPECIAL, EXEMPLARY OR PUNITIVE DAMAGES ARISING FROM THESE TERMS OR YOUR USE OF (OR INABILITY TO USE) THE SITE; AND (B) MY TOTAL LIABILITY TO YOU FOR ANY CLAIM UNDER THESE TERMS IS CAPPED AT $50 USD. MULTIPLE CLAIMS DO NOT INCREASE THIS CAP.

8. Term and termination

These terms apply while you use the site. I may suspend or end your access at any time, for any reason, including a breach of these terms. Sections 2 to 10 survive termination.

9. Changes to these terms

I may change these terms at any time. The version on this page, dated at the top, is the one that applies. Material changes are recorded on Updates. Using the site after a change means you accept the updated terms.

10. Governing law and general terms

• Governing law. These terms, and any dispute arising out of or related to them or the site, are governed by the laws of the State of New York, without regard to its conflict-of-law principles. For any claim, you and I consent to the exclusive jurisdiction and venue of the state and federal courts located in New York County, New York. Either party may still bring an action in any competent court for injunctive or other equitable relief to protect intellectual property, or an individual action in small claims court within that court’s limits.
• Electronic notices. Notices posted on the site, or sent by email to hello@propertymanagementcosts.fyi or through the forms on Contact & corrections, satisfy any requirement for written notice.
• Entire agreement. These terms and the Privacy notice are the entire agreement between you and me about the site. If a provision is unenforceable, it is changed only as much as needed and the rest stays in effect. Not enforcing a provision is not a waiver. You may not assign these terms without my written consent; I may assign them.
