About Property Management Costs
I maintain Property Management Costs, an independent site that shows what property management software costs, using each vendor’s own pricing page. Every table shows the date its prices were checked.
Who runs it
I run this site under the name Property Management Costs. No separate legal entity or registered address is published on this page.
What it covers
- 8 vendors: AppFolio, Buildium, DoorLoop, Rentec Direct, RentRedi, TenantCloud, Yardi Breeze and Rent Manager. Priced vendors are listed alphabetically, then quote-only vendors; the order isn’t a ranking.
- Software prices and the payment fees each vendor publishes, worked out at the unit count you enter. Features, migration and contract terms are not compared unless a vendor’s page states them.
- Figures are arithmetic on published prices, not quotes. Where a vendor publishes no price, as with Rent Manager, the page says so instead of estimating.
Commissions and independence
The site is independent of the vendors it lists; no vendor has approved or endorsed it. As of 2026-10-26 the site has no affiliate links or sponsorships. If affiliate links are added later, each will be labelled on the page where it appears and listed on Disclosure, and commissions will never affect which vendors are listed, their order or the wording about them.
