Method: How Property Management Software Prices Are Checked
Last updated · Prices checked
Checked 2026-10-26 against each vendor's official pricing page. Prices are subject to change; confirm with the vendor before you buy.
Quick answer
Every price on this site comes from the vendor's own pricing page and carries the date it was read, most recently 2026-10-26. Monthly and annual billing are labelled separately. Worked costs are arithmetic on those prices, and anything a page doesn't show is left blank.
Where do the prices come from?
Each price is read on the vendor's official pricing page, including its billing toggle and unit calculator where the page has one. Third-party sites, review sites and customer reports aren't used as a source of a price.
Figures that sit behind a quote, demo or sign-up form aren't collected. Those cells stay blank.
The 8 vendors covered, with the page each price comes from:
- AppFolio: https://www.appfolio.com/pricing
- Buildium: https://www.buildium.com/pricing/ (including the unit calculator and tooltips)
- DoorLoop: https://www.doorloop.com/pricing (yearly and monthly views and the plan comparison table)
- Rentec Direct: https://www.rentecdirect.com/pricing (including the pricing calculator) and https://www.rentecdirect.com/pricing-transparency
- RentRedi: https://rentredi.com/pricing/
- TenantCloud: https://www.tenantcloud.com/pricing
- Yardi Breeze: https://www.yardibreeze.com/pricing/
- Rent Manager: https://www.rentmanager.com/pricing/
Each one was checked 2026-10-26.
In what order are vendors listed?
Vendors that publish prices come first, in A to Z order: AppFolio, Buildium, DoorLoop, Rentec Direct, RentRedi, TenantCloud and Yardi Breeze. Quote-only vendors follow, also A to Z, so Rent Manager is last.
The order isn't a ranking. Plans within one vendor follow that vendor's own price order. The same order applies in every table, card set, calculator result and FAQ answer.
How are monthly and annual billing labelled?
Where a vendor offers both, both are shown and each is labelled "monthly billing" or "annual billing". Where a page shows one term only, that term is named. As shown on each pricing page, checked 2026-10-26:
- AppFolio: no billing toggle shown.
- Buildium: monthly billing, or annual billing that is prepaid and labelled "Save 10%".
- DoorLoop: yearly billing (the page's default) or monthly billing. DoorLoop calls it "yearly", so its pages use that word.
- Rentec Direct: monthly billing, or annual billing labelled "save 10% on annual". Pro and PM have a $50 monthly minimum and no term commitments.
- RentRedi: monthly, 6-month or annual billing.
- TenantCloud: monthly or annual billing.
- Yardi Breeze: prices based on an annual agreement.
- Rent Manager: quote only, no billing terms shown.
An annual price is shown the way the vendor shows it, per month or per year, with the term next to it.
What do the labels on the price tables mean?
Each figure on this site falls into one of five kinds:
- Published price: the figure as it appears on the vendor's pricing page, with the check date.
- Starting price: a "from" or "starting at" figure. It's the lowest point of a range, and the bill can be higher.
- Arithmetic on published prices: a worked cost at a given unit count. It's never a quote.
- Blank: the vendor's page doesn't show the figure. The line "[Vendor]'s page doesn't show this" sits under the table, and no number is filled in.
- Quote only: the vendor shows no prices at all.
When a vendor's own figures differ from one part of its page to another, each figure is shown as found, with its source and date. Neither one is dropped.
How are worked costs calculated?
The subscription at a unit count uses the lowest plan the vendor sells at that size, on each billing term shown:
- Per-unit plans with a minimum: the larger of the plan minimum and units × the per-unit rate, using the minimum for the billing term chosen (DoorLoop prints one for each term).
- DoorLoop One above 100 units: 100 × the rate, plus each unit above 100 × the lower rate.
- AppFolio: units × the starting rate, shown as "from", before AppFolio's minimum spend, which AppFolio doesn't publish.
- Buildium: the value Buildium's own calculator shows, at the unit counts where it was read (1 to 50, 100 and 250 units). At other counts, Buildium's "starting at" plan-card price with a pointer to its calculator.
- Flat plans: the plan price.
Figures exclude taxes, onboarding and add-ons unless a row says otherwise.
How does the calculator work out payment fees?
The optional payment-fee block adds only per-payment fees printed on a vendor's pricing page. Where a page shows no payment fee, nothing is added and the vendor's card says so.
payments = units × share paying online × payments per unit
card payments = payments × card share
ACH or EFT payments = payments minus card payments
card fees = card payments × rent × the card percentage
ACH or EFT fees = ACH or EFT payments × the per-payment fee (0 when residents pay it)
payment fees = card fees + ACH or EFT fees
shown total = subscription + payment fees
Input limits: units 1 to 500, whole numbers; rent $0 to $20,000; share paying online 0 to 100%; payments per unit 0 to 4, whole numbers; card share 0 to 100%. A blank, negative, fractional or out-of-range entry shows a message next to the field instead of a default, and an invalid unit count hides every total.
How often are prices checked, and how are errors fixed?
Checks are manual. They happen when a correction is reported, when a vendor page changes, or at the next review, and no fixed schedule is promised.
A verified error gets the new value and a new check date, and the change is dated on the Updates page. A figure that can't be verified on the vendor's page is left blank. To report an error, use the price-change form on the contact page.
What does this site not cover?
- Vendors outside the 8 listed above. The suggest-vendor form on the contact page takes requests.
- Taxes, refunds, chargebacks, screening, eSignature and other add-ons, unless a vendor's page prints the fee.
- Contract terms and renewal pricing, beyond what a pricing page prints.
- Some parts of vendor pages weren't read in full on 2026-10-26: AppFolio's Investment Manager tab and market filter, and Yardi Breeze's Associations, Manufactured Housing and Self Storage prices.
Do affiliate commissions affect the order or wording?
No. Commissions never affect the vendor order, labels or wording, and any affiliate link carries a label next to it. The disclosure page lists the relationships.
FAQ
Why are some price cells blank?
A blank cell means the vendor's official pricing page doesn't show that figure. No number is estimated or copied from a third-party site to fill it.
Are the worked costs quotes?
No. They are arithmetic on published prices at a given unit count, and they exclude taxes, onboarding and add-ons. Confirm the price with the vendor before you buy.
Why are vendors listed in alphabetical order?
Vendors that publish prices are listed A to Z, then quote-only vendors A to Z, so the order isn't a ranking. Rent Manager is quote-only, so it is listed last.
